Second-Gen Restaurant Build-Out in DFW: What You Inherit and What You Replace

A second-generation space is a suite that was already a restaurant. The hood is hanging. There is a grease interceptor in the ground somewhere. There are floor sinks under where the last operator's dish table used to be. The listing calls it turnkey and prices the rent accordingly.

Sometimes that is a real discount. Sometimes you are paying a premium to inherit somebody else's undersized equipment, and you find out after the lease is signed and the clock is running. The difference is knowable before you sign, and it takes about ninety minutes with the right people in the room.

We remodeled a second-generation space for a restaurant owner, and she wrote about it afterward. This is the walkthrough we would run again.

Second-gen is only cheaper when the bones match your menu

The savings in a second-gen space are concentrated in a short list of expensive items: the exhaust hood and its make-up air, the grease interceptor, the electrical service, and the under-slab plumbing. Everything else, the finishes, the millwork, the layout, you are likely rebuilding anyway.

So the question is not whether the space was a restaurant. The question is whether it was your kind of restaurant. A former sandwich shop with a Type II condensate hood does not carry a wood-fired concept. A former coffee shop with a 200 amp panel does not carry a line with three electric combi ovens. When the bones do not match the menu, second-gen is a first-gen build at second-gen rent.

The pre-lease walkthrough checklist

1. Hood type, hood length, and make-up air

Read the label inside the hood. You want the listed type, the exhaust CFM, and the manufacturer. Then measure it against your line. A hood has to overhang the cooking surface, so a 10 foot hood does not cover a 12 foot line no matter how the equipment is arranged.

Then find the make-up air unit on the roof. Mechanical code requires that air removed by a commercial kitchen exhaust system be replaced by make-up air, and the make-up air has to be approximately equal to the exhaust. If the previous operator ran a smaller hood than you will, the existing MAU is sized for their number, not yours. Undersized make-up air shows up as doors that will not open, pilot lights blowing out, and a dining room that is negative pressure and cold in January.

2. Grease interceptor size and location

Find it. Get the size in gallons, get its location on a site plan, and find out whether it serves your suite alone or the whole center. Sizing is set by the local plumbing code and the city's pretreatment ordinance, and it is driven by fixture load and seat count. If you are adding seats or adding a three-compartment sink and a dish machine where there was one prep sink, you may push past what the existing tank supports.

Replacing or upsizing an in-ground interceptor means cutting concrete or trenching a parking lot, and it lands on the tenant more often than landlords admit. Ask the question in writing before the lease.

3. Electrical panel capacity, not panel count

Open the panel. Photograph the main breaker rating, the bus rating, and the directory. Count actual open spaces, not blank covers. Then have someone total the connected load from your equipment cut sheets. Gas versus electric on your cooking line moves this number more than anything else on the plan.

If you need a service upgrade, you are now on the utility's timeline, not yours. That is the single most common reason a build-out that looked like eight weeks becomes sixteen.

4. Floor sinks, floor drains, and slope

Count the floor sinks and mark them on a plan. Indirect waste from your ice machine, dish machine, prep sinks, and steam equipment has to land in an existing receptor or you are cutting slab to add one. Also check whether the kitchen floor actually slopes to the drains. A lot of second-gen kitchens have a mop sink and a decorative drain that water never reaches.

5. ADA restroom clearances

Measure the restroom: door clear width, the turning space, the clear floor space at the fixture, grab bar locations, and lavatory knee clearance. Older suites frequently have a restroom that was compliant to nothing in particular. In Texas, construction projects at or above the state threshold for estimated cost must be registered and reviewed for compliance with the Texas Accessibility Standards through the Texas Department of Licensing and Regulation, so this is not a detail you can quietly leave alone.

Two approvals, running in parallel

In Texas, a food establishment goes through a plan review with the regulating health authority before construction, separate from the building permit. Fort Worth and Arlington both run their own health plan review through code compliance while development services handles the building, mechanical, electrical, and plumbing permits.

Those two reviews look at different things and they can disagree with each other. Health review cares about finish schedules, hand sinks, mop sink location, and equipment spacing. Building review cares about egress, occupancy, accessibility, and the mechanical system. We submit both at the same time and treat health review comments as a design input, not as a punch item, because a health comment can move a wall.

Landlord work letter versus tenant improvement scope

Get the split in writing before you sign, item by item, in the same language your contractor uses. Vague phrases like delivered in good working order are where money disappears. Name the items: existing hood and fire suppression system, make-up air unit, rooftop HVAC condition and age, grease interceptor size and any required upsizing, electrical service capacity, existing ADA restroom compliance, and any code-triggered upgrades caused by change of occupancy.

Also nail down the tenant improvement allowance mechanics: is it paid on completion, on draws, or amortized into rent, and what documentation releases it. That answer changes how a build gets scheduled.

Where second-gen budgets actually die: the ceiling and the floor

Above the ceiling you find the previous three tenants. Abandoned duct, dead conduit, a sprinkler layout drawn for a different floor plan, and grid that was cut around fixtures that no longer exist. Every new wall means new sprinkler heads and new grid, and the ceiling is where the mechanical, electrical, plumbing, and fire trades all collide.

Below your feet it is worse, because it is concrete. Moving a floor sink, adding a hand sink where health review wants one, or relocating the dish area means saw cutting, trenching, re-pouring, and then a new floor system on top. Quarry tile and epoxy both want a sound, dry, properly prepared slab, and North Texas slabs move. Budget the ceiling and the slab as real line items, not as allowances.

How we sequence so inspections do not stack up at the end

The failure mode on a rushed build-out is ten trades finishing in the same week and five inspections queued behind each other while rent accrues. We work backward from the health department's final inspection and the certificate of occupancy, and we schedule so that each inspection clears while the next trade is still working.

  1. Demo and discovery first, with the slab and the ceiling opened up early so surprises land in week one instead of week nine.
  2. Underground plumbing, then slab patch, then a rough inspection before anything covers it.
  3. Framing, then overhead MEP and fire sprinkler, coordinated in one ceiling walk with all trades present.
  4. Rough inspections cleared before insulation and drywall, never after.
  5. Hood set, fire suppression, and make-up air balanced early enough that a failed balance report does not stop the opening.
  6. Wall and floor finishes, then equipment set, then health final and building final scheduled against a real date.

That sequence is also why we ask for your equipment cut sheets on day one rather than in month two. The rough-in is the schedule.

What we need from you on day one

  • A dimensioned floor plan of the suite, even a landlord CAD file or a marked-up as-built.
  • Your equipment cut sheets, including electrical and gas requirements and clearance to combustibles.
  • Your menu, because the menu sets the hood type, the ventilation load, and the health department's finish requirements.
  • Your lease dates: rent commencement, any landlord delivery date, and your target open.

With those four things we can walk the suite and tell you whether the space fits your concept, what the likely long-lead items are, and where the money is hiding. If it is the wrong space, we would rather you hear that before you sign it.
